Ontario rent control
Is my rent capped?
If your unit was first lived in after November 15, 2018, Ontario's annual rent cap does not apply to it and your landlord can raise the rent by any amount, once a year. Nobody has to tell you this. Search your building to see when its first tenants moved in.
What this means for you
- Whose rent is not capped
- Anyone in a unit first lived in after November 15, 2018: a new condo rented out by its owner, a new rental building, a new basement apartment or laneway suite.
- What still protects you
- 90 days' written notice on the official N1 or N2 form, no more than one increase every 12 months, and every other rule in the Act, including the ones on eviction.
- What does not
- The annual guideline (2.5% for 2026). Your landlord decides the amount.
- How we work it out
- From the date the builder gave for the building's first move-ins. The rule goes by your unit's date, so ask the landlord to confirm it before you sign.
